I don't think you're being unreasonable in wanting an actual relationship, but it's not really possible for us to say if he's an addict or not. Nor does it really matter. Video games are causing problems in your relationship and it's relatively clear from what you say that he's in a relationship with video games and they are clearly his priority.
Whether or not you end the relationship is up to you, but you might consider moving back out. The way you were going right now, it's not looking good. You're becoming a second class citizen in your own life. That's not tolerable.
