Eastern Utah. Looking for likeminded partnerships. I have 70 acres.
Hi, I probably won't find what I'm after here, but it's worth a shot.
I recently purchased 70 acres of remote land in eastern Utah. When I say remote, I mean remote. No one is stumbling upon this property on their way to Aunt Mabel's place.
Unlike most bunker/fallback properties, which are pure expenditures, I have a viable path to generating revenue while stockpiling and preparing for whatever the next decade might bring.
Right now, I’m developing the property as a destination bike park, skatepark, and freestyle moto venue with unconventional on-site lodging. I’m not trying to bring 500 visitors through the gate every year. I’m building an exclusive destination where high-level athletes can come to ride, stay, and film video parts.
That gives the property a viable business model in the world we live in now, while the same investment can build the infrastructure, resources, and self-sufficiency that would make it an extremely capable fallback property if things ever go seriously sideways.
And in the event of an apocalypse, we’ll at least have endless entertainment.
I worked as a production logger for 17 years, was on one of the most elite high-angle search and rescue teams in the country at the age of 21, build and shoot precision firearms, have recently started reloading, and have been harvesting all of my own meat for my entire adult life. You could say I'm handy.
I've received a lot of questions about water. There is a water table but I haven't drilled yet. There Is a desert bog just down the road for lack of a better term. The seasonal rainfall is pretty high so catchment is viable. We had a heavy rain the other day and 3 sizable creeks formed on the property and ran for approximately 2 hours.
I'm looking for other individuals or families who are interested in joining forces and investing in building something that could genuinely be comfortable in the event of a catastrophe and potentially very profitable in the meantime.
I've invested approximately $250,000 up to this point, and I'm looking for people who are capable of matching that investment and are serious about forming a genuine partnership.
I'm sure I'll receive some backlash on this post, but DM me only if you recognize the tremendous benefits that relationships like this could offer at this particular moment in human history.

My 2 cents: anyone that has $250k to spend is most likely going to do their own thing rather than risk it on a partnership with a complete stranger. Best of luck!

And that's why I'm specifically looking for people who see value in community, relationships, and pooled resources

How much do you expect to generate from
This high level athlete skate park and lodging and how much do you expect is needed for that buildout?

If I'm charging $250 a night for 5 accommodations and only have them filled for 20 weeks out of the year that's $175,000 annual. I plan on launching a YouTube series documenting the build. 10 spots for riders to come live on the land for a month and help build, ride and film and that earns them lifetime passes. I also plan to offer 10 lifetime passes for sale at 5k each. I'm thinking of putting season passes at around $350. I know that leaves a lot of unknowns, but it's what I'm doing with my life and my money. I'm looking for people who see the potential, have a certain risk tolerance, and want to be part of something that could grow into a substantial commodity, while also creating a fallback that they may not be able to fund 100% on their own. I know I won't be able to fund the whole thing. If you're looking for a generic, road mapped investment opportunity, I'm probably not the person you're after. If you have some money put aside, and want to join forces on something totally unconventional while also planning for a worst-case scenario, this could be a good fit. If you just want to come have a beer, ride your bike in a cool place and trade stories around a campfire also feel free to hit me up. If you're asking questions because you actually have interest in the project fire away. If you have no intention of doing anything beyond armchair speculation, then this post isn't directed at you.

So at first you pitch it like a lowkey prepper property but then you want to film YouTube videos and invite countless strangers? Why would a mountain biker pay $350 to ride part of 70 acres when they could get a pass to a downhill mountain bike park with 1000s of acres for a similar price? You said you’re limiting the visitors then selling season passes, those points seem to counter each other.

When I say remote, I mean remote, no one is stumbling on this property...so anyway Im turning it into a skatepark and selling yearly passes

What are the yearly costs to maintain? I would think insurance alone would be pretty expensive. Anyone that gets hurt could file a lawsuit for any number of reasons. How close is the nearest hospital or medical center? Airlift can be pretty expensive.
If you haven’t drilled for water yet, there may not be potable water. There is usually a reason land is inexpensive. How hot/cold does it get in summer and winter? Heating and cooling costs? Is there a road to the location? How far of a drive to the nearest airport? Will you provide transportation? How much would an uber be to get there? Not trying to ruin your vision, but if an apocalyptic event does happen, the middle of nowhere desert will be one of the harder places to survive.

interesting!
I'm not the prospective partner for you (already deeply entwined with my 30 acres pnw), but a few concerns come to mind that I'm curious how you're planning to address, if you're open to sharing:
insurance. extreme sports mean the occasional broken bone. got your legal bases covered to not get sued or shut down? how much regulatory compliance is necessary in the jurisdiction of your land, vs how much does an "if i die i die" type waiver actually hold up in the relevant courts?
medical access, because ditto. Gonna have a medic on-site? How far away is the nearest ambulance? Are you in the service range of any of the medical evacuation helicopter companies, and if so, can/should you reach an arrangement with them to mitigate costs of evacuating the occasional "oh shit someone fell on their neck and can't feel their fingers"?
500 visitors a year rapidly adds up to thousands of people who know exactly where you're at, and remember your location as an awesome place in the middle of nowhere to get away from the hassles of city life. Sure nobody's stumbling on this place looking for Aunt Mabel, but in a SHTF scenario, you have potentially thousands of people showing up who quietly decided to themselves that your land specifically would make a great BOL over the years. Seems like a pretty major tension between your goals there?

Sure, I do have cell service. Verizon and T-mobile both can reliably make calls. I have worked as a wilderness medic in the past and have been considering renewing it for this exact reason. Life flight to SLC is relatively close. My waiver/ policy has been looked over (in a pretty casual way, not saying I have definitive legal advice) by a friend in the field. Their take is that having a limited access approach, and a very comprehensive waiver saying that the land is basically undeveloped and any attempt at riding a bike on the property is ill advised , can actually hold up in court fairly well. It would be a different story if it was open to the public.
Yes, running a viable business now is in opposition to the concept of having a personal, hidden bunker or something like that. If I was a millionaire I could just build whatever I wanted and keep the ideas separate. That's a risk I face.

Very nice, I’m hoping to do something similar but don’t have that kind of capital at the moment.

Would you still own all the land, or is that divided up with investors?

Sounds like a Woodward type place. Good luck man I hope to come skate out there one day!

I have some family that farms a few miles up the road from the original Woodward! I went a few times as a kid (Not as a camper, I rode my bmx from their house and poached). I'm thinking more like mad max Woodward 😆. Don't know why anybody would bother going to Pennsylvania though when they have biking right in their backyard 👀 🙄

Meh make your apocalypse bunker I’ll be in park city sitting next to Vana White

To deleted comment, no you won’t be riding dirt bikes in 30 years in the desert because Skynet will have made both gasoline and e-bikes obsolete. You’ll be eating rat tails and wearing assless chaps in your apocalypse bunker.

Start a Christmas tree and bare root tree farm.l in case the adventure park doesn't work out. Get some nice saplings from a thick overgrown forest close by and plant them right away. Also just had to deal with a lawyer for a easement issue so I see everything through the lens of how much is a lawyer going to charge. Even if someone signs a waiver they could try to say the jump wasn't built properly and you will be forced to defend yourself

Yeah, it's a legitimate concern. I like the Christmas tree idea! I have so much prickly pear I've been thinking about trying to wholesale to a nursery or something

An issue is that the people you are trying to recruit tend to be independent and strongly opinionated. This dose not mix well with a cooperative effort.
