Hello, I have 5 acres in southern Colorado I've built 2 "sheds" on the land, one has solar, insulated and drywall, eletric run and a propane heater, couple windows, just a basic cabin.

I've thought about selling the peppery and buildings and moving to a different location. I'm curious about other people's experience with selling off-grid properties privately. I'm not interested in doing owner financing, just want to sell it and be over with it. Id pay for a titling company to handle the transfer. I own it outright and have the deed. I think the property is probably worth around 40k.

If you did something similar, how'd the process go for you? Where did you advertise and how long did the whole process take?

Looking for someone adventurous / nature-loving for a unique ranch stay in remote Northern California

A close friend of mine (just turned 80) is looking for a younger person to help out on his remote ranch in the Yolla Bolly Middle Eel Wilderness area (deep Northern California, about 1.5 hours on dirt road from Covelo).

This is not a paid job — it’s a work exchange / mentorship: free accommodation + food in exchange for helping around the ranch.

“Chip” is a Vietnam veteran who has lived in these mountains for decades. After the war, he studied plant biology, later worked as a carpenter, and has an incredible amount of knowledge about plants, horses, mechanics, construction, wilderness living, and old-school Northern California history.

When he was younger, he worked extensively with horses, raising Quarter Horses and Appaloosas and doing roping. He still takes care of horses today.

I've been doing more research on vacant land in California lately, and I kept running into the same problem: the listing gives you the acreage, price and location, but that's about it.

There's a lot more I'd want to check before putting money down.

We all want to see what you have, but you have the time and motivation to flood the zone more than typical individuals.

Came across this one recently. Ad said 21 acres, road access, no restrictions, owner finance. Cheap enough that people don't think too hard about it.

Three things the records said that the ad didn't.

The road. There was a road touching the parcel on the map. On the plat it was an unmaintained trail with no dedicated right of way. A line on Google Maps is not legal access. What you're looking for is either a road dedicated by recorded plat or a recorded easement that runs with the land. If it's neither, you have a path that a neighbor can legally close.

The covenants. "No restrictions" meant no HOA. The recorded declaration still prohibited occupancy until the note was paid in full. So you make payments for years on land you're not allowed to live on. That is not an unusual term in owner financed land, and it is almost never in the ad.

The financing. Seller financed land in this price range often runs double digit interest with renewal or servicing fees layered on. The sticker was $21k. Financed out it was well north of that.

None of this was hidden. All three were in public records. The gap isn't access to information, it's that the ad and the file are two different documents and most people only read one.

If you're looking at cheap land, the cheapest hour you'll spend is pulling the plat, the deed, and the recorded restrictions before you send earnest money. The FEMA panel too, and check it against the parcel boundary rather than the address.

Curious what else people have run into on owner financed land. The occupancy restriction was new to me and I'd bet there are worse terms buried in these things.

i look at vacant land records a lot (it’s what i do). same pattern over and over.

the ad says road access. the county map shows a two-track that stops short of the line, or an easement that exists on paper and is garbage in real life.

if you’re looking at a piece, ignore the photo. open the county GIS / plat and see if a road or easement actually hits the boundary. then see if anyone maintains it.

not telling you to hire anyone. just don’t send money off the listing.
